Fire Protection for Holiday Lets

From 1 October 2023, owners of small paying guest accommodation in England and Wales need to meet new fire safety regulations. North of the border it is the Fire (Scotland) Act 2005. Both governments giving practical advice consolidating and superseding a number of existing fire safety guides.

While all holiday let owners will have made adequate fire risk assessments, many using expert consultants, the one thing they cannot mitigate is the behaviour of the short-term tenants.

Consider the type and amount of electrical gadgets a family may bring with them on holiday, from mobile phones to curling tongs, electric scooters or bikes to mobility vehicles, drones to electrical outboard motors.

All of which need charging, many of which are high amperage chargers, other considerations are:

  • People will likely be out during the day and may leave charging unattended
  • Things like bikes will be used throughout the day and all put on charge together in the evenings
  • Use of most other devices or electrical charging activities will be concentrated in the evenings
  • Long-charge items like electric bikes or mobility scooters will be left to charge overnight
  • The holiday home may be in a remote location difficult to access swiftly by the local fire service

One of the most common causes of fire in holiday homes is from electrical defects or overloads, mostly in the fuse or distribution panel.
